When I started my staging company, I had a full-time job as a marketing rep for a chain of flooring stores. They had five locations, and I was tasked to build relationships with realtors in all our area stores. I quickly figured out that this was something I was great at, and the growth at each location wowed the owners year after year. After I left to concentrate on my business, marketing was key to getting a steady flow of clients and keeping the phone ringing.
Here are some of the marketing tips I used to ensure our success:
1. Understand Your Audience. To build a successful business, you must first understand your audience like a mastermind. Dive deep into market research, gather customer insights, and create detailed buyer personas. Knowing who your customers are, what they desire and how your product or service solves their problems will help you tailor your marketing strategies with laser-like precision.
2. Craft an Irresistible Value Proposition. Your business needs a value proposition that grabs attention and sparks curiosity. Make it crystal clear why customers should choose your brand over competitors. Highlight your unique selling points and emphasize the benefits customers will experience by choosing your product or service. Be bold, be creative, and don’t be afraid to showcase what sets you apart.
3. Build a Stellar Online Presence. In today’s digital age, an outstanding online presence is the key to success. Create a visually appealing and user-friendly website that represents your brand’s personality. Optimize it for search engines, ensuring your business ranks high in relevant searches. Establish a strong social media presence on platforms where your target audience congregates. Engage with your followers, share valuable content, and build a community around your brand.
4. Content is King. Engage your audience and establish thought leadership through high-quality content. Craft blog posts, videos, infographics or podcasts that educate, entertain and inspire. Solve problems, answer questions, and provide valuable insights. Consistency is key, so develop a content calendar and share your content across various channels. With valuable content, you’ll become the go-to resource in your industry.
5. Embrace the Power of Social Media. Social media is a playground for businesses, and you need to jump right in! Choose the platforms that align with your target audience and create a presence that is playful, engaging and authentic. Interact with your audience, respond to comments, and foster conversations. Leverage social media advertising to reach new customers and amplify your brand message.

If something isn’t working, cancel it and move on. Everything is a test.
Being creative with marketing and winning a new client will make you feel like you’ve won every time. Using these tips and adding your own touch will ensure your success. There was a high-producing agent I wanted as a client, and she wouldn’t give the time of day. I tried everything. One day she posted on her Facebook page that her first grandchild was being born at a local hospital. Here was my chance!
I ordered the most obnoxious baby gift basket that I could find to be delivered to the hospital with the note: “Congratulations on your first grandbaby. You will be his favorite person ever so let the spoiling begin!” She was shocked, and from that day on was my biggest fan. That baby has sent me an incredible amount of business and continues to this day. I am not saying stalk your client’s life and make them uncomfortable with creepy gifts, but I am saying be thoughtful and let them know that you care. There is no harm in that.
