The Kips Bay Decorator Show House is bringing the magic back to a familiar address this year for the highly anticipated annual design event. Returning to Dallas for its sixth year, the event, benefiting the Kips Bay Boys & Girls Club, will return to 2999 Turtle Creek Boulevard in the prestigious Turtle Creek neighborhood, the same show-stopping building that captivated design lovers in last year’s showcase.
The sprawling French Renaissance-style estate sits between the legendary Rosewood Mansion on Turtle Creek and the upcoming Four Seasons Hotel & Residences. The property is owned by HN Capital Partners, who acquired the 25,000-sq.-ft. estate in 2021. With an impressive 60,000 square feet of underground parking, the venue offers unmatched convenience and grandeur.
Opening to the public on Nov. 7, 2025, the Show House will welcome guests for two weeks, offering a rare opportunity to experience cutting-edge interiors by some of the world’s top designers inside one of the most iconic buildings in Dallas. More than just a must-see event on the national design calendar, the Kips Bay Decorator Show House also serves as the premier fundraiser for the Kips Bay Boys & Girls Club, supporting thousands of children with essential programs and resources.

The Kips Bay Decorator Show House Dallas also benefits two local Dallas charities — Dwell with Dignity, a nonprofit agency dedicated to creating soothing, inspiring homes for families struggling with homelessness and poverty, and The Crystal Charity Ball, another Dallas-based organization whose mission is to aid, support and make contributions to children’s charities in Dallas County.
Jean Liu and Chad Dorsey return as Show House co-chairs, with vice-chairs Shelby Wagner and Trish Sheats also repeating their roles, and Javier Burkle, Bryan Yates and Mike Yates serving as alumni chairs. Jan Showers and Jamie Drake serve as honorary chairs.
